{"id":78981,"date":"2026-01-11T19:09:33","date_gmt":"2026-01-11T22:09:33","guid":{"rendered":"https:\/\/ubirataonline.com.br\/these-old-exton-offices-are-becoming-hotel-apartments\/"},"modified":"2026-01-11T19:09:33","modified_gmt":"2026-01-11T22:09:33","slug":"these-old-exton-offices-are-becoming-hotel-apartments","status":"publish","type":"post","link":"https:\/\/ubirataonline.com.br\/en\/these-old-exton-offices-are-becoming-hotel-apartments\/","title":{"rendered":"These old Exton offices are becoming \u2018hotel-apartments\u2019"},"content":{"rendered":"<p><\/p>\n<div id=\"article-body\">\n<p class=\"inq-p text-primary  \">While the<a class=\"relative z-1 text-blue-mid hover:shadow-lightmode\" data-link-type=\"article-body\" href=\"https:\/\/www.inquirer.com\/real-estate\/commercial\/dead-mall-exton-chester-county-redevelopment-plan-20251110.html\" target=\"_blank\" rel=\"\" title=\"https:\/\/www.inquirer.com\/real-estate\/commercial\/dead-mall-exton-chester-county-redevelopment-plan-20251110.html\"> battle rages over how much redevelopers should cram into the former Exton Mall site<\/a>, investors on the ridge just to the north have turned one of Great Valley\u2019s vacant office buildings into a suburban rarity: 24 studio and 8 single-bedroom apartments. <\/p>\n<p class=\"inq-p text-primary  \">They\u2019re equipped with kitchens, bathrooms and washer\/dryers, and they\u2019re being marketed as months-long hotel accommodations for consultants and visitors to nearby employers.<\/p>\n<p class=\"inq-p text-primary  \">The owners, a group led by <a class=\"relative z-1 text-blue-mid hover:shadow-lightmode\" data-link-type=\"article-body\" href=\"https:\/\/www.inquirer.com\/topic\/main-line\">Main Line<\/a> real estate lawyer David McFadden, broker John McGee and investment partner Chiu Bai, hope the building, which they\u2019re calling The Flats On 100, will be a model for reusing orphan buildings that stud the<b> <\/b>Great Valley and other suburban office, industry, and retail zones.<\/p>\n<p class=\"inq-p text-primary  \">The trio picked up the 53-year-old, 30,000-square-foot building and grounds at 319 N. Pottstown Pike (PA 100) in 2023 for $1.5 million from family-owned Kelsch Disability Services. <\/p>\n<p class=\"inq-p text-primary  \">\u201cFifty bucks a [square] foot\u201d seemed like a bargain, even though the partners didn\u2019t have specific plans for it, McFadden said. <\/p>\n<p class=\"inq-p text-primary  \">\u201cOffice buildings are<a class=\"relative z-1 text-blue-mid hover:shadow-lightmode\" data-link-type=\"article-body\" href=\"https:\/\/www.inquirer.com\/real-estate\/commercial\/1801-market-sale-pmc-property-group-20250822.html\" target=\"_blank\" rel=\"\" title=\"https:\/\/www.inquirer.com\/real-estate\/commercial\/1801-market-sale-pmc-property-group-20250822.html\"> being given away these days.<\/a> What do we do with them when there\u2019s<a class=\"relative z-1 text-blue-mid hover:shadow-lightmode\" data-link-type=\"article-body\" href=\"https:\/\/www.inquirer.com\/real-estate\/commercial\/office-real-estate-property-tax-value-dropping-20250923.html\" target=\"_blank\" rel=\"\" title=\"https:\/\/www.inquirer.com\/real-estate\/commercial\/office-real-estate-property-tax-value-dropping-20250923.html\"> no demand for office space<\/a>?&#8221; he said. \u201cAt the right discount, developers can afford to turn them into something sustainable that people want.\u201d<\/p>\n<p class=\"inq-p text-primary  \">As offices, the building was broker-rated<a class=\"relative z-1 text-blue-mid hover:shadow-lightmode\" data-link-type=\"article-body\" href=\"https:\/\/www.squarefoot.com\/blog\/class-a-buildings-class-c-buildings\/\" target=\"_blank\" rel=\"\" title=\"https:\/\/www.squarefoot.com\/blog\/class-a-buildings-class-c-buildings\/\"> Class C,<\/a> the least desirable. The partners paid cash, figuring they could borrow millions for capital improvements if they could show lenders a credible plan to turn it into something more profitable. <\/p>\n<p class=\"inq-p text-primary  \">\u201cWe got lucky with the zoning,\u201d McFadden said. West Whiteland\u2019s <a class=\"relative z-1 text-blue-mid hover:shadow-lightmode\" data-link-type=\"article-body\" href=\"https:\/\/ecode360.com\/11702486\" target=\"_blank\" rel=\"\" title=\"https:\/\/ecode360.com\/11702486\">\u201ctown center\u201d<\/a> designation allows a wide range of uses. <\/p>\n<p class=\"inq-p text-primary  \">The partners chose what McFadden calls \u201chotel-apartments.\u201d He compared it to projects built by <a class=\"relative z-1 text-blue-mid hover:shadow-lightmode\" data-link-type=\"article-body\" href=\"https:\/\/stayinglevel.com\/?gad_source=1&amp;gad_campaignid=10116134148&amp;gbraid=0AAAAACwe00lvsq1xjlhXQ9FPyh4RK3yVj&amp;gclid=Cj0KCQiAyP3KBhD9ARIsAAJLnnZXgMNZec7EQGz9KXsYQzQuH2-H9bVF4V9anHyD_79zE-f3cAn4Y6UaAjdIEALw_wcB\" target=\"_blank\" rel=\"\" title=\"https:\/\/stayinglevel.com\/?gad_source=1&amp;gad_campaignid=10116134148&amp;gbraid=0AAAAACwe00lvsq1xjlhXQ9FPyh4RK3yVj&amp;gclid=Cj0KCQiAyP3KBhD9ARIsAAJLnnZXgMNZec7EQGz9KXsYQzQuH2-H9bVF4V9anHyD_79zE-f3cAn4Y6UaAjdIEALw_wcB\">Level Hotels &amp; Furnished Suites<\/a>, with locations in Chicago and the West Coast, and by family-owned, locally based Korman Communities\u2019 <a class=\"relative z-1 text-blue-mid hover:shadow-lightmode\" data-link-type=\"article-body\" href=\"https:\/\/www.aveliving.com\/furnished?keyword=korman%20ave&amp;gad_source=1&amp;gad_campaignid=650462118&amp;gbraid=0AAAAADQkeJH0rQqBsyDnbk1zdRJe-9pSL&amp;gclid=Cj0KCQiAyP3KBhD9ARIsAAJLnnbCgWofPz1N237-rEjCgx-QRcPAiYwWaMub6_VD94H2yDowUJ4K-LQaAtB8EALw_wcB\" target=\"_blank\" rel=\"\" title=\"https:\/\/www.aveliving.com\/furnished?keyword=korman%20ave&amp;gad_source=1&amp;gad_campaignid=650462118&amp;gbraid=0AAAAADQkeJH0rQqBsyDnbk1zdRJe-9pSL&amp;gclid=Cj0KCQiAyP3KBhD9ARIsAAJLnnbCgWofPz1N237-rEjCgx-QRcPAiYwWaMub6_VD94H2yDowUJ4K-LQaAtB8EALw_wcB\">AVE Living<\/a>, with its furnished apartments <a class=\"relative z-1 text-blue-mid hover:shadow-lightmode\" data-link-type=\"article-body\" href=\"https:\/\/www.inquirer.com\/real-estate\/housing\/navy-yard-residential-development-groundbreaking-apartments-20231024.html\" target=\"_blank\" rel=\"\" title=\"https:\/\/www.inquirer.com\/real-estate\/housing\/navy-yard-residential-development-groundbreaking-apartments-20231024.html\">at Philadelphia\u2019s Navy Yard<\/a> and other local sites. <\/p>\n<p class=\"inq-p text-primary  \">McFadden says the model offers \u201ca place that feels like home, with the amenities of larger buildings but a boutique feel.\u201d The units are<b> <\/b>fully furnished, including appliances, dishes, and linens, as well as cleaning and other services as requested. <\/p>\n<p class=\"inq-p text-primary  \">Lender Trupert Ortlieb from TruMark Financial, one of the area credit unions bulking up with business loans, arranged $5.7 million in financing for capital improvements. <\/p>\n<p class=\"inq-p text-primary  \">Contractors demolished and replaced interior walls; added sprinklers, triple-glazed windows, and insulation; and replaced heating and air-conditioning. The reclad of the interior with aluminum finished like pine was picked up by Chiu in China for $30,000 (half that for the materials, $4,000 for shipping, and $11,000 to cover tariffs).<\/p>\n<p class=\"inq-p text-primary  \">Because the project qualifies as a hotel, it could add a liquor license without the higher cost of a tavern license. A first-floor retail space has been leased to a dentist.<\/p>\n<p class=\"inq-p text-primary  \">The partners expect interest from nearby employers such as Vanguard Group, QVC, West Pharmaceutical Services, and Accenture.<\/p>\n<p class=\"inq-p text-primary  \">The Fairfield shopping center, with a Giant supermarket, fast-casual restaurants, and retail stores, is within walking distance. The Exton <a class=\"relative z-1 text-blue-mid hover:shadow-lightmode\" data-link-type=\"article-body\" href=\"https:\/\/www.inquirer.com\/topic\/septa\">SEPTA<\/a> Regional Rail station is two miles down Pottstown Pike (Route 100).<\/p>\n<p class=\"inq-p text-primary  \">Seeking light in what had been gloomy space, the developers brought in architect Martin Kimmel from Blue Bell. He persuaded them to replace half \u201cgun-slit\u201d windows with 5-foot-wide glass sheets, which turned out to be more work than expected, trimming 12-inch blocks topped by 4-inch bricks. <\/p>\n<p class=\"inq-p text-primary  \">Other amenities include a barbecue pit, an outdoor dog walk, a pet-washing room, basement fitness center, conference room, bar, pool table, and walk-on services like massage and physical therapy. <\/p>\n<p class=\"inq-p text-primary  \">Kimmel and the partners looked at New York apartment plans to see how many one-person units they could fit into the three stories. Beds could be stowed for work-at-home hours, but \u201cwe didn\u2019t want those old fold-out Murphy beds,\u201d McFadden said. <\/p>\n<p class=\"inq-p text-primary  \">They bought canopy beds from <a class=\"relative z-1 text-blue-mid hover:shadow-lightmode\" data-link-type=\"article-body\" href=\"https:\/\/www.forbes.com\/profile\/hasier-larrea\/\" target=\"_blank\" rel=\"\" title=\"https:\/\/www.forbes.com\/profile\/hasier-larrea\/\">Hasier Larrea\u2019s Ori<\/a> flexible-furniture-systems firm. The beds lower from the ceiling onto couch bases, plus facing rows of shelves that can open as a walk-in closet. The bed controls, like the digital room locks, are remote-accessible and have manual overrides in case of power failure. <\/p>\n<p class=\"inq-p text-primary  \">The narrow building admits more light for that suburban feel. <\/p>\n<p class=\"inq-p text-primary  \">\u201cNot every office building converts well to apartments,\u201d McGee said. \u201cThis was perfect \u2014 65 feet deep, you have a central corridor with apartments.
